ALTAREA carries out residential developments in the Ile-de-France region and in the south of France (Bouches-du-Rhône, Var and Alpes-Maritimes). These developments involve the purchase of land and the building and sale of residential units. It is not ALTAREA’s policy to retain residential units as part of its assets.

This approach covers the whole of the residential sector, including apartment blocks and individual houses, and is aimed at the high end of the market. ALTAREA has a particularly prudent policy when it comes to assuming obligations, since it only acquires land after building permits have been obtained.

The development of the residential property business has involved a transition from a niche business strategy to one of volume.

The company also develops dual-use projects combining shops and residential units, providing synergies with all the company’s expertise.

Assuming steady economic conditions, the target for the residential development business is to achieve turnover of €100 million between now and 2007.

Where residential developments are concerned, ALTAREA’s policy is based on three principles :

- Residential sites should be in quality environments ;
- Particular care should be taken with architecture and building quality ;
- The company should be involved in the design of the product so as to meet the requirements of each segment of the market.
APARTMENTS

ALTAREA’s particular market position is based on its demand for quality and innovation using traditional quality materials (e.g. solid stone for buildings in the centre of town) and the optimisation of internal and external living areas (with particular attention to design, large terraces and balconies).
20 apartments of between 2 and 6 living rooms, with balconies, terraces or private gardens, in Paris, in the heart of the Gobelins district. Delivery is expected in October 2005.
INDIVIDUAL HOUSES

In order to adapt its projects to every situation, ALTAREA does not have a fixed range of designs. On the contrary, every operation is conceived on the basis of its particular nature and culminates in the creation of an original design. When projects are based on a limited number of house types, they are nevertheless distinguished with different façades so that each has its own identity.
52 village houses and 18 country houses in a conservation area on the Saint-Tropez peninsula. The whole project has been marketed and delivered since June 2005


DUAL-USE PROJECTS

ALTAREA also develops dual-use projects in partnership with local authorities. These projects take the form of urban redevelopments, for the most part in town centres or village extensions. These projects include shops and residential units, but also public facilities and spaces.
This project consisted of the renovation of a shopping centre in the historical heart of Lille, and included residential units with completely restored listed façades dating back to the XVIIIth century. Delivery took place in 2004.
