It has three objectives :

- To put the family at the heart of the project by creating a convivial environment providing a pleasant shopping experience,

- To meet the expectations of the consumer in the familiar surroundings of the entrance to their town,

- To satisfy the growing desire for harmony between urban development and the countryside.

The products on offer are biased towards cultural and leisure interests. Reliance is placed on the presence of major chains having particular resonance in the minds of the public, and on the leading megastores which play a vital role in making the concept attractive and give it an overall consistency. The Family Village concept is designed on the scale of the town. Subject to consultation, it can accommodate brands that are complementary to those of the town centre and in harmony with it. 
The project is situated in the extension of the SENIA - BELLE EPINE zone, flanked to the west by the A86 motorway, to the south by the 186 trunk road, to the east by rue de la Résistance and a residential district, and to the north by allotments.

Within this area, the town of Thiais wished to create a mixed development zone where an unusual concept village of shops, tradesmen and professionals could be established, with an allotments programme covering 3.5 hectares.

ALTAREA is using the area to create Belle Epine Village, a real entrance to the town with carefully considered architecture and a unifying theme which leaves a large area available for green spaces.

This concept, which is new to France, will include :

- An IKEA store of 17,000m², which will be the driving force behind the whole site.
- Five medium-sized units which will complement the largest and extend the range of merchandise available with home appliances, creative leisure, cultural, multimedia and sporting goods.
- About thirty small shops to bring diversity to the shopping circuit.
- A number of restaurants, essential oases of conviviality to enliven the whole complex and allow breaks for refreshment or meals with friends or family. The boutiques and restaurants will bring life to the Village street and square with their terraces and exhibitions.
- Areas reserved for tradesmen and professionals, accessible from the new shopping street and from rue de la Résistance. These areas will be used by tradesmen and professionals working mainly in home decorating, fine art, health and beauty, etc.
